The Homeowner's Role in a Custom Home Build
At Fratantoni Luxury Estates, we believe building your dream home should be an extraordinary experience—one defined by elegance, precision, and partnership. With more than 35 years of experience crafting bespoke luxury residences across the nation, we know that successful projects begin with clear collaboration between builder and client.
While we expertly manage every aspect of the
design-build process, your role as the homeowner is just as vital. Your vision guides every decision, and your involvement ensures we bring it to life exactly as imagined. When you stay informed, accessible, and engaged, you become an essential part of a process designed to exceed expectations at every step.
Stay on Track With Timely Payments
Building a luxury custom home involves intricate timelines, material lead times, and coordination with the finest craftsmen in the industry. Just like our team is committed to delivering excellence on schedule, we rely on timely payments to keep the process running smoothly.
We recommend that invoices be settled within five days of receipt to prevent any disruptions in progress. Timely payments ensure materials are ordered, schedules are maintained, and construction flows seamlessly—ultimately helping you move into your dream home on time and on budget.
Be Present for On-Site Walks and Key Approvals
Your input is what makes your custom home truly yours. That’s why we encourage our clients to be accessible for important field walks and decision-making moments. These scheduled visits allow you to see your vision take shape and offer real-time feedback as construction progresses.
Whether it's reviewing cabinet layouts, approving finishes, or fine-tuning lighting placement, your engagement ensures your home is a true reflection of your taste and preferences. When you show up, we show up even stronger—ready to adjust, refine, and deliver beyond expectations.
Plan for Success at Pre-Construction Meetings
Before we break ground, we take the time to ensure every detail is thoughtfully considered. Our pre-construction meetings are designed to review timelines, budgets, and design features while giving you the opportunity to meet with your build team, architects, and interior designers.
Your role during these meetings is to ask questions, share insights, and confirm your preferences. These touchpoints allow us to start strong, aligned with your vision from the start. It’s also a great time to build trust and communication with your dedicated project team.
Review and Approve Change Orders
During any luxury home build, it’s natural for ideas and inspiration to evolve. Perhaps you want to add a wine room, expand a closet, or upgrade flooring materials. These enhancements, while exciting, often require a change order.
At Fratantoni Luxury Estates, we’ll always provide you with a detailed proposal for any requested change before we move forward. Your responsibility? Review the change order, ask questions if needed, and sign off on the scope and cost. This ensures clarity for everyone involved and protects your investment.
Stay Connected During Business Hours
Great design and construction rely on open, efficient communication. To best serve you, we ask that communications take place during our standard business hours of 8 AM to 5 PM, Monday through Friday.
This allows our project managers and coordinators to address your questions promptly, implement updates effectively, and keep all team members aligned. Respecting the structured communication window supports a professional, streamlined process for all parties involved.
More Than a Builder: A Trusted Partner in Your Luxury Home Journey
At Fratantoni Luxury Estates, we don’t just build homes—we build relationships that last. Our in-house team of luxury architects, builders, and interior designers work side-by-side with you to create a residence that’s not only architecturally stunning but perfectly suited to your lifestyle.
Your role in this journey is pivotal. From timely decisions to collaborative planning, your engagement allows us to design and build with intention and artistry.
